Failure to pay rent may constitute grounds for termination of a lease agreement, but exercising this right is subject to specific requirements, deadlines and formalities. Under the current legal framework, termination may, among other circumstances, be sought where:rent, charges or expenses payable by the tenant have been unpaid for three months or more; rent payments are delayed by more than eight days, on more than four occasions, whether consecutively or otherwise, within a 12-month period.
However, the current framework may soon change, as Bill No. 103/XVII/1 is currently under parliamentary discussion.
